Q: Can you hold a place before I apply?
A: No. Properties are not secured until a lease is signed, once the application is processed and approved, we handle leases on a first come, first serve basis.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: No. All deposits are required to be put down to secure the property. Once the lease is signed, you are required to pay prorated rent for the month that you are moving in. If the move in date is after the 24th, you will need to also pay the following months rent prior to move in.

Q: How old do you have to be to apply?
A: 18 years old.

Q: Is the deposit refundable?
A: For Lease holders the security deposit is held until after move out. The deposit is refundable after move out less any
property damages. If deposits are made, and the prospective tenant does not sign a lease for some reason, the deposit is non refundable.

Q: You have a property I want to rent. How do I apply?
A: Applications can be done online on this site. They can also be done in person at the office.

Q: How do I pay rent?
A: You can pay via check or money order during normal business hours (9am-5pm Monday to Friday). We also have an online tenant portal where you can make payments and see important documents.

Q: I want to get a pet. What do I do?
A: Please check with the office by calling 931-802-5466 to check that the property you are in accepts pets. You will then need to fill out the pet screening information which will be provided. Additional deposits/rent may apply.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: All situations are different, but all leases require a written 30 day notice, even if one tenant intends to stay. Remaining tenants will need to re apply and be approved. Given the possible situations surrounding this and your lease, it is best to contact the notices department by calling 931-802-5466 to discuss your options.

Q: My lease expiration is coming and I want to move out. What do I do?

Q: Who is responsible for paying for repairs & maintenance requests?
A: The home owner is responsible for all routine maintenance. However, should maintenance be needed where there is tenant neglect (whether accidental or intentional), tenant charges may apply.
